Carlyle District Overview
The Carlyle District is home to more than 2 million square feet of office space (existing or under construction) for the USPTO alone.

Bringing 7,000 employees and 700 visitors a day to the site, the U.S. Patent & Trademark Office is single-handedly driving enough demand to fuel the creation of an office submarket in Alexandria. The 76.5-acre master-planned Carlyle development is designated a Coordinated Design/Development District (CDD), meaning design and development standards are already in place for the allocated 7 million square feet of office, hotel, residential, and retail space, allowing for faster approval of final plans.
Carlyle is within walking distance of the King Street Metro station and the Amtrak/Virginia Railway Express station, and is one of Northern Virginia’s most convenient and accessible business locations.

Most of the Carlyle District is found between Duke St. and Eisenhower Avenue. On the map above, Duke St. is the wide street at the bottom of the map and Eisenhower Avenue is at the top of the map. At the eastern edge of the map, Holland Avenue connects Eisenhower and Duke along the Alexandria National Cemetery and Alexandria’s African American Heritage Park. At the west of the Carlyle, Mill Road and Jamieson meander from the George Washington National Masonic Memorial toward the Eisenhower Metro.

The Carlyle neighborhood is near Old Town Alexandria between two metro stations. The King St. Station serves the Yellow and Blue Lines and is at the northern end of the Carlyle District. The Royalton is a condominium community that is a walker’s dream and one of the gems of the Carlyle District. The location is listed by some as 1700 Duke and by others as 309 Holland Lane, but either way the Royalton condominiums are located at the corner of corner of Duke Street and Holland Lane in the same building as Whole Foods in Old Town Alexandria.
The Royalton is a short walk from the King Street Metro. This means that the Royalton condos are just a few paces from the King St. Trolley and all the fun of Old Town. Groceries, restaurants and culture are all very close to the Royalton. With it’s location in the 22314 zip code, the Royalton is close to the United States Patent and Trademark Office (USPTO) and the shops and offices that support the campus of the USPTO. The Royalton is also close to the many national trade and professional associations (such as the Otolaryngologist Association) that are headquartered in Old Town.
